Moorings
in the Balearics are increasing in value at a rate of between 7 and
10 percent per annum.
The above is due to the vastly growing popularity of the Balearics
and the ever-increasing number of privately owned vessels that are
using the islands as a permanent base. Berths on the islands have
become a finite entity and are on short demand, resulting in a very
healthy and consistent market.
It also has become apparent that a mooring reaches its optimum value
when it equals the same price of the average vessel that will fit
in the square meters allocated for that particular berth.

15 x 4.50 Meter berth Puerto Portals / Market value: £350.000
Sterling
Average 15 Meter Motor cruiser: £300 - £500.000 Sterling
Safe and convenient cruising grounds
After the 11th of September last year the market for larger berths
has seemed to become more buoyant than usual, possibly due to the
safe cruising grounds that the Western Mediterranean has to offer.

Mallorca supports Green Government and the last development to have
been built on the island is the new "Port Marina Palma"
which is based on the Paseo Maritimo in Palma centre next to the "Pier
46"
There will be no further marina / Front line developments in the Balearic
Islands due to new strict planning laws which are aggressively reinforced
by local officials.
The above helps maintain both an exclusive and healthy market.
Location
The "Real Club Nautico de Palma" and the Club de Mar are
the fastest moving marinas on the south coast of Mallorca due to their
superb facilities and excellent location in relation to Palma centre.
The Passeo Maritimo and many other useful locations are within sensible
walking distance of the Club, such as the "Porto Pi" shopping
Mall and many interesting tourist attractions including the Castello
de Bellaire" and many good restaurants.
Purchasing a berth in the RCNP and the Club de Mar
When Purchasing a berth in the Real Club Nautico de Palma and the
Club de Mar you immediately have to become a member / share holder,
which gives you the right to use all of the Clubs facilities which
include a swimming pool, Gymnasium, Private parking restaurant and
many more amenities.
Concession
in the RCNP and the Club de Mar
The Real Club Nautico de Palma has a full concession of 22 years left,
which will expire in 2024.
The Club de Mar has a full concession of 19 years left, which will
expire in 2021 on the 1st of September.
It is probable that on the termination of the concessions a new period
of time will be granted at a sensible cost in relation to the current
rate of inflation at that time.
Security in the RCNP and the Club de Mar
Security in the Clubs is of a very high standard and strictly controlled
by stop barriers and mobile security units.
Rental Income
If a berth is acquired at the correct market value you can expect
an annual rental income of between 7 and 10 percent per annum.
